Aztech conducts each Phase I Environmental Site Assessment (ESA) in accordance with ASTM Standard Practice E 1527-05. ASTM Standard E 1527-05 is designed to identify various issues that may be potential sources of environmental risk and liability to the property owner, and/or the prospective purchaser/lending institution. Standard E 1527-05 has also been established to provide a means for a lender or property owner to satisfy one of the requirements necessary to qualify for the "innocent landowner defense" under the Comprehensive Environmental Response Compensation and Liability Act (CERCLA). The Phase I ESAs are also compliant with the new EPA All Appropriate Inquiry rule. All appropriate inquiry refers to the requirements for assessing the environmental conditions of a property prior to its acquisition.
While adhering to the ASTM Standard, Aztech can also modify their scope of services for each site assessment in order to accommodate specific client requirements or protocols. Additionally, Aztech frequently provides completion of the Phase 1 ESA under a tight time schedule in order to ensure adherence with the closing deadlines specific to each property transaction.
